Condo Lending Is Changing At The Lake — Here’s What You Need To Know

Fannie Mae and Freddie Mac — the two entities behind most conventional mortgages — have tightened how condominium associations are reviewed when a buyer applies for financing. The highlights:
Larger reserve requirements. Associations will need to set aside at least 15% of their annual budgeted assessments for replacement reserves, up from the 10% standard that’s held since 2010. This becomes mandatory for loan applications dated January 4, 2027 and later.
More thorough reviews. The streamlined “Limited Review” path is going away, so associations’ finances, reserves, and maintenance will get a closer look during the loan process.
A ripple effect. These changes can touch everything from HOA dues and financing options to sales timelines and pricing.
The intent behind the rules is sound — they grew out of a national push to make sure buildings are financially healthy and well cared for. For associations that have planned ahead, this is largely a matter of documentation. For others, it may simply mean revisiting the budget a little sooner.
